REASONABLE Rental loft space?

I am in a hurry to get some space downtown (that I can afford) and am finding it pretty hard to figure out the whole scene down there. If any of you have leads or know of openings in loft buildings please let me know!! I'm looking for about 800 to 1200 square feet. Any other advice would be most welcome too.

LA to BRC & back on bus!

we're driving the1secondfilm bus to Burningman and looking for riders! biodiesel cost will be about $100 per person ROUND TRIP (one way negotiable) depending on how many come. the bus has a desk and lounge in the front, bunks in the rear, electrical outlets, and lots of room for your gear. camping arrangements are up to you. we leave from Downtown LA Sunday 8/30 and return Monday 9/7 (Union Station pick up is possible). please contact me soon so we can plan accordingly.

Be Careful where you rent loft space

HI Every one!
I am new to the LA Loft thing. My BF and I moved in to a loft south of the Toy Lofts, and National Biscuit Lofts in December. We so loved the look and feel of the building, but soon started finding really bad faults with the Re-construction of this place.
We then found out that one of our neighbours was moving out, and that there may in fact be no certificate of occupancy on the building.
I started doing research down at LADBS (LA Department of Building & Safety).
Turns out that there was no CO on this place and since there was pending litigation the city was starting to get involved. So we now are moving once again, and will probably have to follow suit with our ex neighbour.
If your looking at a rental my best advice for you is to go to the LADBS website http://www.ladbs.org/ and do a Property Activity Report on the address you are looking at.
It will tell you if there is a C of O on the property, and if the owner or management company has had any code violations in the past. I just don't want this to happen to anyone else out there. Moving sucks bad enough, with out having to do it again a couple months latter.

OH! BTW If you are in such a situation, more than likely your lease is Null & Void, (it will depend on your sitiuation) but you can not take my word on that, I am not a lawyer. But you can get free advice from a group called CES.

The Nova Express Cafe has existed to make the claim that a unique artistic cafe is an important part of the cultural ecology of the modern urban landscape. Essentially, Nova Express Cafe is an art project designed to explore the parameters of how a kind of art, based on the importance of community and generally motivated by an idea of fun, can function in society. However, The Nova Express Cafe has existed outside the normal channels of either capital investment or art world patronage and now faces severe economic difficulties. LA City Voters - Vote “NO” on Prop S – It’s Really a Tax Hike

On election day, this coming Tuesday, February 5th, you will not only be able to vote in the presidential primary, but you will also have an opportunity to vote on certain ballot issues. If you live in the City of Los Angeles, one of the ballot issues is Proposition S, and I urge you to vote NO. This ballot proposal is deceptively billed as a tax reduction, but in reality would expand taxes on telecommunication services and open the door to taxing of your internet services. Don’t let the politicians get away with this deception. It is critical that this proposition be defeated, so please vote NO and email this information to everyone who could potentially vote in Los Angeles. We need your help to get the word out. Please take a moment to read and another few moments to act. YOU can make a difference.

Here’s the Facts

1. Prop S would RAISE your taxes, not lower them.
Prop S would ratify tax hikes City Hall made illegally in the past. City Hall adopted certain taxes on cell phones and land lines without voters' approval, which is illegal under our state constitution and which has been struck down by two court decisions. If Prop S passes, those taxes would stay in force, and would drop from 10% to 9% -- but if Prop S fails, those taxes would disappear altogether, so they would go from 10% to ZERO percent. When coming up with the plan to have voters validate their illegal tax hike through Prop S, Mayor Villaraigosa persuaded council members to seek a 9% tax - just so they could bill it as a tax cut. That's what's so sneaky about Prop S!

Prop S would also impose a BRAND NEW TAX on DSL, wireless, text-messaging, instant-messaging, VoIP and other "new" communications services. The new tax could cover everything from a land-line telephone call to a photograph sent from a cell-phone camera to a text message sent via BlackBerry. And, it’s possible that if Prop S is approved, in the future, the city could impose other taxes on your basic internet access without getting any voter approval.

2. Prop S is unfair.
Prop S would tax YOU at 9%, but telemarketers would pay only 5%. Plus, the L.A. Times and other newspapers and radio stations would pay NO tax on cellular, wireless and internet services.

3. Prop S is unnecessary.
Despite the scare tactics, you can be sure that essential services won’t be cut if Prop S fails. Mayor Villaraigosa has repeatedly said he would protect the Los Angeles Police Department from cuts and press on with the goal of adding 1,000 officers by 2010.
Furthermore, the City of L.A. has higher taxes than any city in the county, and already takes in more revenues than ever in its history: $6.7 billion per year. Even if we repealed all cell phone and land line taxes, and hired 1,000 new police officers, the city's tax revenues would still be 21% higher than they were in 2004-05.

Meanwhile, City Hall wastes YOUR tax money on hundreds of millions of dollars per year on subsidies to downtown developers and on other wasteful spending. For example,
there are only 15 City Council members, but 108 city owned and paid-for cars assigned to those council members' offices. That’s over 7 cars per council member. In addition, $66 million in taxpayer subsidies will go to the out-of-state developers of the Grand Avenue luxury shopping and hotel project downtown and $270 million in tax breaks — the very amount city officials cite as the upcoming budget shortfall — is going to AEG, which developed the ritzy L.A. Live entertainment venue downtown. These are just a few examples of how LA government wastes your tax dollars. So why should you pay higher taxes while the special interests get perks and big tax breaks?
And to add insult to injury, the City is squandering $5.1 million to put Prop S on the ballot as a special election when they could have saved that money and just added Prop S to the next regular municipal election. But that’s not until April of 2009. Apparently, the City Council just can’t wait to get its hands on your hard earned dollars.
Other cities thrive with no phone taxes. Did you know that Beverly Hills, Thousand Oaks and San Diego have no phone tax? The same goes for Atlanta, Boston, and Philadelphia. As for cities that do impose phone taxes, New York’s tax is just 2.4%; Long Beach and Las Vegas charge 5%; and Burbank and Portland charge 7%. So why must we pay 9%?
Prop S is a big rip-off. Vote no, and PLEASE email everyone you know who lives in Los Angeles and tell them to do the same. The special interests behind Prop S have put up $2.3 million for a misleading advertising campaign. We taxpayers, by contrast, have to let one another know. We need to get the word out or the deceptive title and wording of Prop S will probably lead many uninformed voters to vote yes and that means higher taxes for us all.

There is a new Farmers Market in the courtyard of Santee Court

I know livin in downtown can be hard at times with the only store being rite aid and ralphs. but every day it seems to get better. almost ever day of the week there is a farmers market either in lil tokyo, 7th/fig, central library, and a couple others.
I live at Santee Court (3.5 years now), and we have a farmers market that opened last week. i love it, and you should too.
Please stop by and get some fresh fruit, veggies, breads, and listen to the live DJ.

Good Guy With Funds Seeking A Room to Rent ASAP

Im planning to return to LA hopefully on the 31st, give or take a few days. Maybe much sooner if you need that. I left over a year ago to reconnect with family in North Carolina. My visual portfolio and new album are finished plus i have several employment offers so id love a return to the big city. My resume is included below and i have a diverse set of skills, all of which i invest time in developing.
Im serious about this even selling my burning man ticket(boohoo) to make sure im focused and thoroughly funded.

I've found a huge space for rent in downtown LA. It will be good for 3 or 4 people. Yes, it needs some work, but it's do'able. The ceilings are so high you could fly model aeroplanes around. I'll have some pictures next week. This is a big project for some driven peeps. If you want granite counter tops, please move on. Interested?

Featuring lively tales from the 1880s to the 1970s, Nightmares of Bunker Hill reveals the weird, old L.A. that's not there anymore and the badly-behaved people who didn't make the city great, but sure made it more interesting.

We are a Canadian documentary crew coming to L.A. next week to shoot
interviews for a music bio and are looking for a space to shoot in Saturday
March 25. Ideally, it would be a warehouse - something with the feel and
flavor of textured or brick walls (not white), wooden floors, paned windows,
columns/other details to give the shots foreground/background depth.
We have a really modest budget and I've basically been laughed off (albeit
it mostly very nicely and with sympathy) by every locations person I've
spoken with in L.A. They can't even start a discussion unless we have a
minimum $1000 for the day and we've got nothing close.
Going the direct route hasn't netted us what we need/can afford thus far
either.
It's a four-interview shoot day, one camera, four person crew. It's possible
if the deal was right that we would shoot one additional interview there on
the Friday night.
Any advice/direction you could share would be hugely appreciated.

I was planning to move from LA at the beginning of March or the end of March, but business and logistics are going to keep me here until probably mid April or the end of April, at which time I will be heading up to the Bay for a while.

Who am I?

Love, gratitude, divine goddess, appreciator of all of life and all its inhabitants. I write, I act sometimes, model, cater, perform in a silly hip hop parody show.

I clean up after myself and LOVE it when others do as well.

I'm subletting a friend's loft down town while he's away and he gets back on the 15th, so I'll be moving on. I LOVE my current housemates. They are the bomb. Sweet, funny, silly, loving, talented, respectful.

I've kind of been digging the downtown/loft living experience. I used to live in lofts in both LA and NYC. Wide open space W/ light is the BOMB!

I'll pay up to a thousand for the right spot for one month. I'm going to do my best to move up north by the 15th of April. If I'm here until May 1 then I'll pay up to $1500 total. It has to be for a sweet spot though, W? my very own room and privacy.

I'm an artist from NY who wants to find a cool big space to have a cozy part and a kickass studio/project part. I would ideally pay about 800 but willing to go higher if it's worth it.... I'm female, open-minded, respectful, and do need privacy but am quite friendly, easy to get along with, silly, fun and warm.... I'm a computer artist by trade and a sculptor. As far as I'm concerned as long as it doesn't interfere with mine, you're welcome to do with your life what makes you happy...

There are multiple units available in my building. If any of you have been to my building you know that it is an oasis on the edge of downtown LA. This location is just west of downtown LA and on the edge of Echo Park. This is a live work commercial property with many creative people living in the building. This building has gated access and gated parking. There is a very large courtyard with fruit trees (banannas, avocados, lemons, and more). In addition to the private bathroom that is in the units there are also public bathrooms. The courtyard is an excellent space for gatherings of all kinds and is affectionately known as the amphiyard. This is a pet friendly environment and such animals as cats, sugar gliders, birds, and dogs live here. All enclusive ammenities such as electricity and water. Some units have 24 foot cielings and roll up doors others have built in lofts or bedrooms. Groundfloor and upstairs units are available. The cost varies based on which unit you are interested in. There are only 12 units in the building offering the ability to create a close knit community of creative synergy. If this sounds like a location you would be interested in please contact me for more information or to set up a time to view the available units.

Downtown "Lofts" are a scam

I want to live in a loft, alone. I've been looking in dwntn LA and all there are are these newly refurbished bldgs w/ these TINY, dark spaces that are just as big, perhaps smaller, than the studio I live in now, but 2.5 times the price.

These aren't lofts, they are expensive studios in a posh bldg. I think loft, I think SPACE, a bit wherehouse-y, and minimal living. I'm willing to spend up to dbl of what I pay now, but I want space.

Are there any more real lofts in downtown LA? or have the corporate mongers completely taken over?

Hi there! I'm new to the tribe, and to LA (SF transplant). Love it here so far, and am starting to look for my own place downtown. Ideally I'd like to find a nice loft with room enough for a creative space- I am learning clothing design- so if you're looking for something similar and would like to see if we might be a match, read on!

I'm 30, single, and have a 9-6 very stable job. I also have a sweet, small, and well-behaved cat named Sadie Mae. She gets along well with other cats, and might even learn to love a small or otherwise non-intimidating pooch.

I'm done with the party scene for the most part (with occasional weekend lapses ;), and would like for my living partner(s) to also have a low key lifestyle.

If you think we might be a match and would like to look for something together, or if you already have a loft and might have a vacancy there starting Feb. 1, please PM me and let's find a time to meet and see if we click. This New Year's Eve, San Francisco and LA based event promoters, ANON SALON are expanding on the long running success of their legendary SEA OF DREAMS New Year's Eve spectacle by raising the bar with this year’s CIRK-O-SIX, to be held at the historic Los Angeles Theater. This year’s burlesque theme combines the party with ongoing theater performances in the famed downtown theatre.

The Los Angeles Theatre was once considered one of the four or five finest theatres in the world and the event will raise the flag of the new Renaissance of downtown Los Angeles and call upon the Golden Era of LA’s Downtown Theatre District where vaudeville and burlesque used to fill its resplendent theatre houses. Anon Salon will bring the history alive with today’s most cutting edge, avant garde performance and burlesque troupes performing in this breathtaking theater with a surrounding labyrinth of party rooms containing Anon’s live and DJ musical favorites.

The theatre built in 1931 in the French baroque style of Louis XIV, was a virtual Hollywood cathedral. Famous for its huge crystal fountain in the lobby, not an inch of the interior was left undecorated from the elegant stage curtains and ornate balcony to the intricately-carved ceiling of its lobby. When the Los Angeles Theatre was about to go under during the Depression, Charlie Chaplin paid an exorbitant amount of money to keep the posh 1,967-seat theater afloat, so that he could have the grand premiere of his masterpiece "City Lights" there. When downtown LA was abandoned for other new neighborhoods and nightlife, the Los Angeles Theatre closed and had been sitting idle, except for occasional film shoots.

Cirk-O-Six will then merge this experience with its audience base of costumed revelers to create a unique and participatory evening of entertainment.

Additionally, there is a full art gallery space attached to one of the downstairs ballrooms that will house a large art exhibit of cirque and burlesque themed works curated by Mike Russek, co-founder of Transport Art Gallery and founder of the Six Degrees Art Festival.

Lighting and an interactive environment will also be created by Los Angeles event and décor wizards, The Do Labs.

HISTORY OF ANON SALON

ANON SALON, over the course of its 15-year existence, has helped redefine West Coast event production by producing hundreds of unique theme parties, theater festivals, art shows and even street fairs for Burning Man fans in both San Francisco and Los Angeles. The company was born out of San Francisco’s alternative art and performance scene of the 1980’s. From the beginning, they helped shape an ever-growing community of multi-media artists and event producers into a network of non-commercial, unadvertised one-off events and large public gatherings. Unlike conventional concert, club or theatrical events, these one-off gatherings were specialized one-of-a-kind theme party/events. Production laden and technologically cutting edge, they included not only music, but also performance artists, installation, lighting and video artists, theatrics and unique décor, that quickly began to attract an audience that brought their own ideas to the mix. The evolution of their party spectacles has always reflected the changing face of the creative community. As their website asserts, "ANON SALON teases technology, embraces the arts, and flirts with the unknown. … It celebrates all that's eclectic and electric in art, design, and media providing a place to grab new ideas before business as usual turns them into formulas.
Anon founders, JOEGH BULLOCK and MARCIA CROSBY have been central to San Francisco's alternative and underground art scene since the late 1970's. Besides ANON SALON, their endeavors include the GlasHaus parties of the mid-1980's, Icon Byte Bar and Grill (the first Internet bar and cafe in SF), the award-winning Climate Theater, the world famous Solo Mio performance festival. More recently, Joegh has co-created and co-produced San Francisco-based Burning Man Festival parties such as Flambé Lounge and the Decompression Heat the Street Faire.

In the early 1990's, they joined forces with then actor/director MARK PETRAKIS, known as “Spoonman” (from his popular alternative vaudeville revues called “COBRA LOUNGE”). An early web developer, already a part of the burgeoning technology scene, Petrakis was also responsible for Telecircus.com, a 1994 San Francisco arts community website that provided the first web presence for Burning Man, the Residents, Clubfoot Orchestra and many others.

Artist, event producer and social provocateur, MARK BAVA from the Monterey and San Francisco Bay Area entered the mix further bringing together audiences from communities from Humboldt to San Diego. Bava is also one of the founders of the LA Burning Man LaDecom Street Fair, Oracle Milleneum and the Blue Bongo nightclub in the Artist District of Downtown Los Angeles.

LA partner and co-producer, Stephen Samojeden is an east coast transplant who got his start in event productions in Colorado in the early Nineties. Working with friends he helped create Sol Productions, which grew to be one of the largest event production companies in the state. More recently he has helped create dozens of alternative art events in the Santa Barbara, Ventura and Los Angeles areas, including the yearly Los Angeles Burning Man Decompression Street Fairs.

Since its debut on NYE 2000, their SEA OF DREAMS event has been known as the must-see sleeper event for the in-the-know “cultural creatives”, attracting over 3,000 attendees each year to the sold out San Francisco events and last year’s LA event.

This New Year’s Eve, the ANON team will once again combine their talents and experience in the raising of Cirk-O-Six.

Loft available for an indie film shoot?

Everyone,

I'm co-producing an independent feature film through Filmmakers Alliance and I need a cool loft or apartment in which to film. We'll need a place for two weekends during January or February, and one weekend day later on in the spring.

Ideally, we would like to find a 1000+ square foot loft that won't charge us rent, because this is a no-budget film that isn't expected to make a profit. But perhaps we can paint your place for you if you'd like, or offer some other in-kind service in exchange for your place?

The entire cast and crew together would number no more than 10 people, one camera, minimal lighting and no big trucks. We would be happy to leave a deposit, sign waivers, etc. if necessary.

Does anyone know of any loft buildings on the Westside? My BF and I may be looking to relocate somewhere closer to his (possible new) work (Near the 10 and 405 interchange) and I'd love to finally have a loft...I've only been dreaming of one for years.
I had one back in Rochester, NY. 1400 s.f. for $400 a month. Unreal. I didn't even know how good I had it. I miss loft living!

Commercial space 4000 sq ft

A friend and client of mine has 4000 sq ft on the second floor most of which is windows. The building stands alone and has a large fenced in area on one side. The building is wired to handle large machinery as it was most recently a woodworking shop. The rent is $3000. The roof is being replaced now but the space will beavailable soon. Downtown/Loft Living Questions

Hello everyone,

My wife and I are moving to L.A. as I will be starting grad school at CalArts. We are thinking of moving into the Pacific Electric Lofts downtown. We are just looking for some basic advice. Downtown seems like a cool area and we like that its close to the metro hub so I could utilize the train sometimes to get out to school. A loft would be cool for us because as a sound designer I wouldn't have to worry about making noise and having our 2 Bassett hounds isn't a big deal either. Here are our questions.

1. the PE lofts charge aprox. $2 a sq/ft per month. Is this a decent price considering they have a gym, pool, dog run etc.and it includes a parking space?
Is there another building you would recommend over PE?

2. I'm going to be going to CalArts which is quite a drive. How bad is the traffic getting out of downtown and up to the valley on a given weekday.

3.How safe is it living downtown relative to other moderately priced areas of LA or the valley.

4. What kind of food and everyday sort of stores are there downtown, eg..groceries, drugstores, moderately priced food, cafes etc.

5. Considering I have to drive to the northern part of the valley, would we be better off living in North Hollywood, another area that seems interesting.

6. What is the best and worst thing about living downtown.

Dragonflies of Summer ~ Dance Photos r' Up

Hey Silky Winged Creatures, BassNyphs & Beautiful Dance Freaks,

I just posted dance photos from Saturday's "Dragonflies in Summer" event at Space Island. Check 'm out!

I was a late pulling out my camera at the party, so nothing was recorded before 2:00 AM. But as you will see, the music was pumpin and the dance floor was rawkin way past dawn!

Thanks to Omar, Marcella, Sharon, friends and to all the performers for creating "Dragonflies". The art, the decorations and lighting were gorgeous.

Thanks to the Space Island Crew for letting us use their awesome PlayaSpace and for being such kool kats.

Also a special thanks to Stream and Tara for donating and serving a delicious pancake and waffle breakfast at dawn--in the maple syrup spirit of Black Rock City.

And finally, thanks to to everybody who came by to dance and hang out and create a funktastic eve nin!

"I'M GONNA KILL THE PRESIDENT!" A FEDERAL OFFENSE HITS L.A.!

The Imagination Liberation Front (ILF) presents the traveling
production of Hieronymous BANG's incendiary play "I'm Gonna Kill the
President!" A Federal Offense. The ILF is on the run, striking from
underground, and more dangerous than ever. The play arrives in Los
Angeles May 20 and runs through June 25.

A guerilla comedy that features a crank-call to the White House,
President! scandalized last summer's Republican Convention in New
York. Rush Limbaugh, Sean Hannity, Fox News, and countless
conservative bloggers railed against the production even as crowds
piled in. The ILF's fun-loving radicals had to skip town fast—trouble
from the Secret Service, the FBI, Homeland Security, and death
threats.

The play blends the styles of the Yippies, the Muppets and Dario Fo to
tell the story of a confused college student who falls for a radical
prankster with a plan to overthrow the government.

The production runs at various secret locations around Los Angeles
from May 20 to June 25. America's culture of fear and persecution of
liberty have necessitated certain security precautions. All
performances require audience to assemble at a secret meeting place.

at risk. The beauty of this is that it is all of our funds that enable us
to keep doing this. A self contained, self perpetuating economic system.

which will take place at the incredible outdoor location used for last

we've been searching for a new venue since february and we think we may have found one. it's the soul folks cafe, near 6th and alameda. inspiration has been using this space for their friday afterhours and have a great event going on now (i just went last night and had an awesome time).

we've met the owner, and she's excited about qoöl and really wants us there. she's a chef by trade and has even offered to create a special "qoöl tapas menu" for our event! after seeing the space in action, i'd love to bring the qoöl vibe downtown.

my question for you all is this: would there be interest in qoöl if we do move downtown and start a weekly happy hour event? qoöl would go off every wednesday from 5-10pm, just as they do it in s.f.

i want to emphasize that we don't want to be tourists. we want to become an enduring presence in the community. in addition to playing our music, we want to collaborate with the artist community by exhibiting their latest work, holding fashion shows, installations...lots of possibilities waiting to be explored.

We all know how dusty this area is, endless cleaning is just part of life here. I got a Roomba, a robotic vac for xmas. This baby is not just a toy, it actually works very well. Just the other day I turned it on before I left my place, my floor was clean when i got back a few hours later. It's kinda expensive, but it is definitely worth it.

I am new people. Hi.

Do you need to bring another person into your space or did you just lose a roommate?

My building is up for sale and my studio will likely flip in the next few months...it's time to find a bigger live/workspace! Do you have a nice pad with a bit of privacy?

I'm an artist, bodypainter, writer and nonprofit maven who consults for great projects like WorldChanging and International Humanities Center. Space opening anywhere in the area from downtown to Long Beach would be great, especially shared with other creative types. I host regular art salons at my current space but maintain good social/private balance.

Oh, and temp/short term solutions are good too. I'll be on the road a lot but would like to keep space in LA for 2005 at least.

We're leaving our badass loft after 2 wonderful years, and we're looking for someone that wants to take it. Its appx. 1700 square feet, and 3 stories high. Each story has a balcony that overlooks the main floor area. The kitchen and bathroom are on the second floor along with a bedroom, and there is another bedroom on the 3rd floor. It also has a garage with a pull up gate to the street. The location is in between Santa Fe and Mateo on Olympic. It has a private roof access door also, with a funky deck built on the roof. I dont know if the landlord is raising the rent, but we pay 1550/month plus 150 flat fee for all utilities. The neighbors are all extremely cool, and the building has a nice little community in it.

If you want us to hook you up with the landlord, let me know.

Okay ...so we have 10 peeps here and it's time for an introduction.

I moved downtown about a year and a half ago. I wish I'd done it a long time ago. Oh well, I'm making the best of it now. My place is on 7th Street, just East of Alameda, near the Greyhound station. I've got about 2100 sq ft with nice brick walls, wooden floor and high wooden ceiling.

I rent it out occasionally for all sorts of events, but they have to be interesting, not just a big party. Hope to see you soon.

Large format printer needed.

Kevissimo is lending me his, but two will be needed
to keep the art flowing quickly and smoothly.

Is that price range just rediculously low? because i can't seem to find anything less than $1500+ when i look on-line.

whats the trick to finding a livable artistic space?
what are good neighborhoods for fulltime artists?
